I was born and raised in Chattanooga. I attended UTC and graduated with a degree in Interior Design. Design and Architecture were my passions. I had planned to move to a BIG city to pursue my dream of working as a Designer, but ended up staying in Chattanooga to be with my "soon to be hubby" at the time. I took a job in the Insurance Industry (far fetched...I know) and actually LOVED it. Once our son was born, I left insurance and ended up staying home. Eventually, I followed my heart and jumped head first into Real Estate. This was my chance to work one on one with my clients to show them the potential of their dream home. Real Estate...this is my calling. I am blessed with a wonderful city to work in, a great husband who supports my dream, and a busy little boy who keeps me on my toes. BIG Impact Home Projects

Did You Know?

Being a Realtor, a Wife, a Mother...I am always on the lookout for great deals and exciting things happening around Chattanooga. However, while contemplating what to write about this morning, it occured to me that October 3rd-9th is Fire Safety Week. I know as an adult, you may not think to much about your "FIRE PLAN". As a mother and an agent, I want to make sure that my family and my clients are safe. So, today I am sharing some tips with you that you can practice at home with your family.

1. PRACTICE REGULARY:At least twice annually, hold an in home fire drill.
2. WALK THROUGH YOUR HOME TOGETHER AS A FAMILY:Know ALL the exits and escape routes.
3. MAKE YOUR DRILL AS REALISTIC AS POSSIBLE:Pretend flames are blocking an exit.
4. AGREE ON A MEETING PLACE: Choose a landmark that will be easy for everyone to find. Something as simple as a mailbox.
5. TEACH KIDS THEIR HOME ADDRESS:Practice it with them until they can state it clearly.
6. SHOW KIDS WHAT A SMOKE ALARM SOUNDS LIKE:Remind them of what they should do when they hear it.
7. TELL YOUR FAMILY TO CLOSE DOORS BEHIND THEM ON THE WAY OUT:This tip will help to slow the spread of fire.
8. TELL KIDS HOW TO AVOID SMOKE WHEN ESCAPING:Teach them to bend over or crawl to get under the smoke.
9. EMPHASIZE THE RULE: ONCE YOU ARE OUT STAY OUT! Make sure everyone understands that you never enter the home again for anything. Toys and clothes can be replaced!
10. DRAW A FLOORPLAN OF YOUR HOME:Note all the doors, windows and escape routes. Visit www.NFPA.org for an "escape planning grid".

Are you a supporter of the Chattanooga Zoo? I must say that this is one of the best investments that I have ever made for my family. It's such a great place to visit. When I tell people about the Chattanooga Zoo, some seem amazed. It has come such a long way since I was a child. I encourage you to become a supporter of the Zoo or just take a day to pay this place a visit. You will be impressed!!!

Do You Like Costco As Much As I Do?

I can’t even begin to tell you how many times my mother and I have piled into her Suburban and stocked it full of coolers, icepacks, and boxes…and hit the road. We would head south towards Kennasaw to hit the Costco MegaMart. We would be prepared for a full day of shopping and spending money. We had mastered the skill of shopping. We had our list of perishable and non-perishable and would get moving. The non-perishable shopping started first followed by a very meticulous packing project in the rear of the vehicle. The final run of perishable shopping entailed the very systematic packing project in the coolers. At the end of the shopping day, we were spent, the Costco Card was worn out, and we felt fulfilled. We began the trek back to Chattanooga stocked up on multiple packages of ziploc bags, mega size bottles of Olive Oil, and every other item we couldn’t live without.

So, it’s with great excitement that I post this link. No longer will we have to drive two hours each way to purchase those giant bottles of Olive Oil, we will just cross over the GA Line. I can’t wait!!! The countdown has begun.

Area Home Sales

Area Home Sales Up 7.6% Over July, But Down 9.1% From Same Month Last Year

In August of this year, Southeast Tennessee and the Northwest Georgia area saw the sale of 480 residential units, a 7.6% increase compared to the previous month’s sales, but a drop of 9.1% of sales figures reported a year ago.

Price stability does not appear to be a concern in the Chattanooga market, however. Mr. Durham said that for the month of August, the local median home price was $133,250. That represents an increase of 2.6% from the same period one year earlier and 2.5% from the median price reported the previous month.

The average number of days on the market remains the same from July, 2010 at 115.

“I’ve recently read that some of the nation’s top economic thinkers have used the term ‘an epidemic of thrift’”, said local Realtors Association President Randy Durham. “Home construction and property sales have led the U.S. out of seven recessions since 1960, but I fear that this time around, housing isn’t helping. Some of the more outspoken analysts at Moody’s Analytics fear housing may drive us back into recession, because of the high level of caution by consumers and businesses alike about spending.

“Another expert tells us that the recovery we are waiting for could be as much as six to 12 months away.”

Lawrence Yun, chief economist for the National Association of Realtors said,” These last few months saw a 'pause' in housing market activity following the rush of buyers to qualify for the tax credit. That pause was anticipated – and is still occurring. Contract signings on existing homes fell (nationally) 3% in June; that on top of the 30% tumble in May. July data is still being collected; unfortunately the raw data coming are not encouraging and could be similarly low.”

“The pause, we hope, will not extend into the autumn months. If it does, home prices could indeed take another tumble down after essentially stabilizing over the past 18 months.”

Others are certainly taking note. Former Fed chairman Alan Greenspan recently said that the broader economy will surely go into another recession if home values were to fall. Current Fed chairman Ben Bernanke has spoken in terms of ‘unusually uncertain’ economic outlook.

Whatever current or former Fed chairmen say, most observers and analysts of the housing market say the same thing: it depends on jobs. The housing market will surely regain traction sooner and be on firmer footing once the economy adds jobs at a good pace, CAR officials said.

“It’s very disturbing that recent economic numbers within the U.S., as a whole, are far from satisfactory,” said Chattanooga Area MLS President Bobby Teems. "Nationally, the market has closely mirrored the Greater Chattanooga Area, in that both existing and new home sales have been down for the last two months, even falling below the market consensus. With both retail and core durable goods orders falling as well, lending and consumption remain well below the mark, despite the Fed’s low interest rates.

“Employment-wise, we remain slightly better off than the rest of the country, at an 8.7% unemployment rate, but the jobless level of over 22,500 folks out of work is just not sustainable.”

Dr. Scott Brown of Raymond James has said that the most recent data continue to suggest positive economic growth, but at a more modest pace in the near term than seen earlier. He agrees with most assessments that a double dip recession is still not the most likely scenario, but downside risks to the growth outlook have increased.

But perhaps the most sobering assessment about the economic outlook for the U.S. comes from Tennessee Senator Bob Corker, a leading advocate of spending restraint in Congress.

He said, "There is absolutely no construct for fiscal discipline at the federal level. If we do not change the path we are on and dramatically reduce our level of spending in relation to our country's gross domestic product, I believe we are in danger of becoming the first generation of Americans to leave our country in worse shape than we found it. We need to change the conversation, and I think that means focusing on the big picture first. The gnashing of teeth about tax policy and spending cuts will come, but that's page three, four and five. Page one is agreeing on the amount of spending we can sustain as a country."

Looking for a Home? Shop Smart

Know What You Need...Everyone's heard the adage: LOCATION, LOCATION, LOCATION. That is still important, but it takes more digging to find a house that will keep you happy for years to come.

Some things to look for are in plain sight, like a large kitchen for those who love to cook or a big backyard for kids. Then, there are the not so obvious factors, such as renovations to keep a basement from flooding.

Avoid impulse buying is critical. Make a list of everything you are looking for in your dream home and what you want in a neighborhood, then conduct your research accordingly.

Listed and Closed in Less Than 2 Months???

Who said the Real Estate Market was bad??? I must have missed the memo. I was very excited to hear this morning that I'd be closing this week. That's always a great way to start the week. I started my morning at the Development Office picking up a Certificate of Occupancy for my seller. We listed his home on 6/25/2010 and had an accepted offer on 7/16/2010!!! That's always great news. We are scheduled to close on 8/26/2010. However, I took the letter by the Title Company this morning to hear that we'd be good to close this week!!! AWESOME!!! Can't beat that!!! So, my question is....Who do you know that would benefit from a quick sell???

Keep in mind that we are Real Estate Consultants for a Reason...We educate ourselves on the market. So, when it seems that we are "preaching" to you, it's for a reason.
